Located within the Westbrook House Complex, Victoria Villa is a 3 storey extra care sheltered housing scheme comprising 40 no. self contained 1 and 2 bedroom flats for affordable rented tenure.
The scheme also includes the provision of car parking and a courtyard landscaping scheme.
Before works on the main structure commenced the old Victoria House Hospital was demolished and extensive alteration works were carried out to the adjacent Garlinge Surgery to ensure that this facility remained in operation at all times.

Keyworker Flats
Project: Keyworker Flats

Located on the site of the old Chatham Odeon Cinema this scheme comprised of 58 keyworker 1 and 2 bedroom flats and a separately accessed 30 bedroom hostel. In addition there is also a retail unit incorporated within the scheme to the ground floor.
Once the old cinema had been demolished work began to construct the scheme which initially comprised a insitu concrete slab on piled foundations. The construction of the 6/7 storey structure above was a reinforced concrete frame clad with facing bricks and polished blocks and kawneer aluminium powder coated curtain walling, windows and doors. At roof level the covering was metal profiled cladding on steel metsec trusses.
Whilst the flats are self-contained the hostel comprises shared facilities such as a laundry room, kitchen and offices for staff.

Fortescue Place
Project: Fortescue Place

Located in the village of Smeeth this rural development consists of 11 dwellings of 7 houses and 4 flats. Prior to construction work commencing on the building itself there was an extensive Southern Water sewer diversion to be undertaken to divert the existing sewer away from the footprint of the dwellings. In addition we worked closely with ecologists to ensure the safe migration of slow worms which involved the erection of a reptile fence to the perimeter of the site.
The timber frame dwellings comprised 2 and 3 bedroom houses and 1 bedroom flats. A variety of masonry, tile hanging, render and weather boarding was used to the elevations to give an aesthetically pleasing design which compliments the rural location.

88-90 Cheriton Road
Project: 88-90 Cheriton Road

This complicated project comprised the construction of one block of eighteen flats and one bungalow on a vacant brown field site. The main challenge on this typically tight town centre scheme was the limited space available for the storage of materials. Careful planning was required to ensure materials arrived on a “just in time” basis.
The ground floor four flats were housed within an insitu-concrete structure onto which four storeys of timber frame were built. Although the top two flats were originally designed for 50% ownership sale, the specification was amended at the clients request to change these to affordable rented tenure.

Trinity Square Housing

Located on the site adjacent to the Limes Doctor’s Surgery also completed by Jenner, this scheme in Margate includes a total of 28 residential units in 3 blocks and comprises 9 houses and 19 flats.
The structure of this development is timber frame and is a variety of 2, 3 and 4 storeys and contains a feature 3 storey curved section to one end. The timber frame is enveloped by masonry at low level and Sto render above. Elsewhere the windows are aluminium powder coated and the roof covering is metal standing seam. The introduction of the curved section resulted in complex interface details with the remaining structure which required careful consideration and planning.

Honeywood & Douglas Almshouses

This scheme comprised of one block of 3 terraced bungalows and one block of 2 flats. The bungalows were added to an existing terrace of almshouses therefore the design was in keeping with the existing elevations. The restricted and sloping nature of the site were the main challenges to overcome and required careful programming in terms of the sequence of the works.
With the bungalows located at the rear of the site the decision was taken early on to build the bungalows and the flats simultaneously. Although this led to restricted access to the bungalows, working with our supply chain contractors and suppliers we were able to gain an advantage on the construction programme.
