Initially demolition of the existing Stimpson House building was undertaken in January 2008. Although the scheme already had an existing planning consent a significant redesign process was undertaken to provide a more buildable and efficient scheme. In consultation with the local planners we also undertook to provide more aesthetically pleasing elevational treatments with sympathetic detailing to compliment the surrounding facades.

This together with changes in the local planning policy required us to manage the challenging process of incorporating these revisions within the constraints of the existing footprint of the site as part of a revised planning application.

The scheme itself comprises 140 flats, with 40 shared ownership units, 40 affordable rent units and 60 for sale units. The construction of the u-shaped layout of the buildings is a pre-insulated timber frame with a masonry façade. This is complimented with sliding sash windows, stucco render, and reconstituted Portland stone cornices and window surrounds.

Car parking within the scheme is facilitated by a reinforced concrete basement car park and flight deck with provision for 140 parking spaces.

Project Highlights

  • Largest construction project undertaken by Jenner
  • Management of the design process to achieve a revised planning approval
  • Extensive reinforced concrete basement and flight deck for car park works
  • Two 40m jib tower cranes required to distribute materials within the confined site
  • Gold Award received by the site management team at the 2009 Construction Safety South East safety awards
  • Scheme successfully completed on time, within budget and to an excellent standard

This new build residential development comprised a combination of 37 houses and flats together with associated external works, services and drainage on a former gas holder site.

The initial challenge on site was to remove the extensive foundations of the gas holders. The subsequent void from this exercise was then backfilled with imported fill material. During this process excavations were supervised by a specialist due to the fact that the location of the scheme was designated an ordinance site as a result of the extensive bomb damage in the area during the Second World War.

Once this work was completed construction of the dwellings comprised a highly efficient air-tight timber frame which was enveloped with a mixture of brickwork, and timber windows to the external skin of the timber frame and traditional tiles to the roof. Cycle stores and refuse stores constructed of masonry, featheredge boarding and kal-zip standing seam roofs, were located in front of both the houses and the flats.

Project highlights

  • Management of the design process to achieve planning approval
  • Project funded by Jenner until oversite stage was reached on site
  • Code level 3 achieved under the remit of the Code for Sustainable Homes
  • Renewable technologies incorporated such as photo-voltaics, air source heat pumps and gas savers
  • Development named Peto Close after Sir Samuel Morton Peto, who built the London, Chatham & Dover Railway which reached Folkestone in 1843, cementing the town’s role as a major cross-channel port.
  • Successful completion of deep drainage excavations to both foul and surface water drainage installations including separate pumping stations

Once the old cinema had been demolished work began to construct the scheme which initially comprised a insitu concrete slab on piled foundations. The construction of the 6/7 storey structure above was a reinforced concrete frame clad with facing bricks and polished blocks and kawneer aluminium powder coated curtain walling, windows and doors. At roof level the covering was metal profiled cladding on steel metsec trusses.

Whilst the flats are self-contained the hostel comprises shared facilities such as a laundry room, kitchen and offices for staff.

Fortescue Place

Location: Smeeth, Nr Ashford

Client: English and Rural Housing Association

Contract: Design & Build

Value: £1.1m

Fortescue Place image

Located in the village of Smeeth this rural development consists of 11 dwellings of 7 houses and 4 flats. Prior to construction work commencing on the building itself there was an extensive Southern Water sewer diversion to be undertaken to divert the existing sewer away from the footprint of the dwellings. In addition we worked closely with ecologists to ensure the safe migration of slow worms which involved the erection of a reptile fence to the perimeter of the site.

The timber frame dwellings comprised 2 and 3 bedroom houses and 1 bedroom flats. A variety of masonry, tile hanging, render and weather boarding was used to the elevations to give an aesthetically pleasing design which compliments the rural location.

Project Highlights

  • Eco Homes very good rating
  • Photo voltaic technology
  • Stepped elevations due to sloping nature of site
  • Access road between two dwellings leading to off road parking
  • Sustainable urban drainage design
  • Extensive ecology work

This complicated project comprised the construction of one block of eighteen flats and one bungalow on a vacant brown field site. The main challenge on this typically tight town centre scheme was the limited space available for the storage of materials. Careful planning was required to ensure materials arrived on a “just in time” basis.

The ground floor four flats were housed within an insitu-concrete structure onto which four storeys of timber frame were built. Although the top two flats were originally designed for 50% ownership sale, the specification was amended at the clients request to change these to affordable rented tenure.

Project Highlights

  • Eco Homes excellent rating achieved
  • Complex piled foundation design due to Folkestone Sandstone in ground
  • Liaison with end users of bungalow
  • Curved warm roof construction
  • Variety of elevational treatments
  • Completed on time to the client’s satisfaction
