This RIBA Downland award winning scheme designed by ctm architects combines both contemporary ideas together with details that superbly compliment the retained portion of this rural dwelling.

Following the demolition of an existing relatively modern extension, we began constructing two extensions to either end of the existing house to provide additional living accommodation. These included features such as decorative oak beams and Kent peg roof tiles to replicate the existing details.

We also constructed a separate leisure pool building. This two storey structure is linked to the extended existing house via a glazed link and contains a gymnasium to the first floor which is accessed via a spiral staircase.

The project has been finished to a high specification throughout with oak timber work and staircases provided by Park Farm Joinery. Externally the features include York stone paving, a ceramic tile patio area, timber decking area, a resin bound gravel driveway and a Klargetser bio-field sewerage treatment system.

Paddock Mews

This speculative development located in the west end of Folkestone comprised eleven 3 bedroom new build houses. The development also incorporated the conversion and refurbishment of the Grade II listed Coolinge House which can be viewed under the historical buildings section.

Access to the site is via Paddock Close and the layout comprises one block of 8 terraced houses and one block of 3.

Each property has well planned living space, en-suite shower room with the master bedroom and high levels of specification throughout.

The mixture of weatherboarding and facing brick to the external walls, together with plain tiles to hipped roofs, results in aesthetically pleasing and interesting elevations. The dwellings are also sustainable and have achieved a BRE Eco Homes very good rating.

The Grange

This speculative development comprised the design and construction of 32 two bedroom and 1 one bedroom flats within a residential area in Ramsgate, Kent. The square footprint of the development contained a central courtyard area which allows access from the front of the building to the car parking at the rear. The number storeys of varies from four to the front and rear elevations to two and three storeys to the side elevations which contained dormer feature windows and velux rooflights. All of the two bedroom flats contained ensuites to the master bedrooms.

On site parking is provided by a reinforced concrete basement structure which contains 26 parking spaces. Access to the basement parking and the remainder of the parking spaces externally at ground floor level is via a electronically controlled vehicle gate.

Vitter’s Oak

This project involved two 1 and 2 storey extensions to an existing farmhouse. The extensions compliment the existing property by using materials that are in keeping with both the original farmhouse building and it’s surrounding area such as facing brickwork, plain tiles and sliding sash timber windows and French doors. The joinery was manufactured by Park Farm Joinery and includes semi-circular feature fanlights to the doors leading to the rear garden area.

With the building fully occupied at all times we carried out refurbishment works to the existing building which included re-roofing. We were also asked by the client to overhaul the existing heating system and carry out re-wiring to the electrical installation.

Externally a new driveway and gates were installed.
